How to Choose an Airbnb Management Company in Malta

Why Choosing the Right Airbnb Management Company in Malta Matters

Malta's short-let market has grown sharply. With occupancy rates averaging 75–85% in prime areas and average daily rates climbing above €150 in Sliema and St. Julian's, property owners need professional management to capture this demand.

But not every Airbnb management company in Malta delivers the same results. The wrong choice can cost you thousands per year in lost revenue, unnecessary fees, and poor guest experiences that damage your listing's ranking.

1. Understand the Fee Structure Before You Sign

Malta short-let management fees typically range from 20% to 35% of gross revenue. The critical question is: what is that percentage calculated on?

  • Gross revenue model: fee taken from everything the guest pays, including OTA fees. Looks cheaper but often isn't.
  • Net of OTA fees model: fee taken after booking platform commissions (~15%) are deducted. More transparent.

At Eleva Malta, our 30% management fee is calculated net of OTA fees — so you're not paying us a commission on Airbnb's own commission.

2. Ask About Dynamic Pricing

Static pricing is one of the biggest revenue killers in the Malta short-let market. A company that sets your nightly rate once and forgets it is leaving money on the table during peak periods (summer, Carnival, events) and losing bookings during shoulder months.

Ask any prospective management company: Do you use dynamic pricing software? What is your average occupancy rate across your portfolio?

3. Check Their Listing Quality

Professional photography and optimised listing copy directly affect your conversion rate and income. Request to see examples of listings the company manages on Airbnb or Booking.com. Look for high-quality photography, detailed descriptions, and review scores above 4.7★.

4. Verify MTA Licensing Knowledge

Since 2023, all short-let properties in Malta must hold a Holiday Furnished Premises Licence issued by the Malta Tourism Authority. A credible management company should guide you through the licensing process. If a company doesn't mention the MTA licence in your first conversation, that's a warning sign.

5. Understand What's Included

Clarify whether the following are included or billed separately: guest communication, check-in/check-out, linen and towel supply, cleaning between stays, maintenance coordination, and monthly reporting.
